There are many factors that determine the value of property. Some factors you have control over and some you don't. You can't change the location or neighborhood of your home, but you can change the layout, size, curb appeal, among other things.

Online valuation websites can only factor the things you can't change. They spider tax records, look at location, and compare other homes in the area (as best they can). These websites have no idea how well your home will be received when showing it to potential buyers. Curb appeal and flow of the home are huge when selling your home. You can walk into a 4,000 sqft home and feel completely cramped, while walk into a tiny condo and have the feel of openess. The layout is very important and online valuation websites just can't use these factors.

Not to mention, the free online valuation websites have absolutely no accountability to the prices of homes. They make their money by selling advertising. All they care about it getting traffic to their website so they can make more money. Sure they are fun to look at, but I would highly recommend not basing any selling decisions on a Zestimate!
